Where the West is Still Wild

Property Rating:

Did you ever wish you could get a start in ranching? Create your own Agribusiness? This might be YOUR opportunity! We are looking towards retirement and would like to lease our base ranch. It is on the river, US Hwy 40, and in a small town with a small school with just a handful of elementary students. There is a community horse/gymkhana arena adjacent to the property, a block away there’s a town park with RV sites, a library, US Post Office and a community store/gas station, and, a restaurant looking for a new operator. Farm-to-Table anyone? There are Bald Eagles, ducks, waterfowl, well – many different birds, deer, elk, pronghorn, beaver, otters, river fishing, and the list of recreational entertainment goes on. What else would you need to make the shift from city life?! Our property is well rounded, extremely well-watered with irrigation, springs, and ponds, and with proper management, you can run 65 head year -round but, we have used it to winter up to 400 head of mother cows along with 450 ewes. If you have other family, or are part of a team effort, we may also look at leasing our summer place, 65 miles away, which includes another 833 acres of grazing/haying and good big game hunting opportunities. It will be a process to achieve an equitable lease, +/- $4,000/month, but if you are mature, serious, honest in nature, and have already made a commitment to this lifestyle, let’s talk. Please plan to arrange a visit as we require anyone interested to make a visit to the property sooner than later because we want you to love the place as we have. We are looking for a long-term commitment from a sustainably minded operator, and not opposed to a lease/option possibility down the road. Our place is a working ranch, not fancy in nature. We raise our livestock without chemicals, insecticides, hormones, or fertilizers. In a separate agreement, home raised cattle and sheep may be available to lease. The home is a 1906, 1 1/2 story, 3 bedroom, 1 bath and has been updated inside.
