This is a stunning property, bordering the northern open space along the Boulder Reservoir, and overlooking both the reservoir and the Flatirons mountain range and Continental Divide. It’s about 15 minutes from downtown Boulder and about 2 minutes from the entrance to the recreational area of the Reservoir where people boat and beach. The soil, when wet, is clay-like. There is a pond which is a bit less than an acre, and a very small well. There is a natural spring that feeds it, as well as water runoff from the nearby hills that comes in a culvert under the road. It overflows into another pipe off the far end of the pond, where the water then makes its way into the Boulder Reservoir. There are gentle slopes over the land. There is a non-insulated metal barn there (~1500sf) with a concrete floor, and an insulated shed (~200sf), both of which have electricity. The area is fenced.
The land is open to do whatever you think can be done there. It is zoned agricultural. There is electricity on site, but the water is to the farmhouse on the property, which is rented separately (it could be rented in the future but right now has a year lease on it). The owner would entertain bringing city water to the barn that is there, and also adding sewer, which is currently not there. There is a leach field for the house that cannot be built upon, though grazing is allowed.
