We do not currently have the wells installed; but a clause will be included on the contract to allow the Lessee to dig or drill water wells and potable water wells (5 gpm) on the lot for irrigation and/or safe food consumption with local permits. You are allowed to drill as many wells as allowed by local laws in the county. You must show and give us a copy of the drawings first for approval and we will proceed with approval so that you can obtain the local permits for the wells, when those are required.

The same for the residence or lodging. We will include a clause on the contract that will allow the Lessee to place a temporary mobile structure with approved local permits on the property in order for the lessee to live there and farm the land. The lessee must obtain the permits with the county by first providing us with the drawings and then once we approve, the Lessee will obtain the permits from the County.

Should the Lessee be utilizing the Clause to install well(s) and/or place a temporary mobile house on the vacant lot, the lease price will be higher to accommodate the additional costs and maintenance. Local laws and ordinances or codes may require a septic tank be installed prior to the mobile house being placed. This could be a ground lease or a different clause in the lease agreement. We can discuss more to move forward. We are flexible and willing to work with you in order to help make our vacant lot a great farmland. This includes allowing well(s), septic tank and a mobile home installation.
